Birla Estates plans to enter managed office leasing this year, starting with Mumbai. The company wants to diversify beyond residential development. Managing Director K T Jithendran said, "We have planned to enter into the office space." They currently hold properties in Mumbai and are looking at Bengaluru for future growth.
Birla Estates, the real estate arm of the Aditya Birla Group, plans to enter managed office leasing this year, starting with Mumbai, before expanding to other markets such as Bengaluru, as it looks to diversify beyond residential development.
"We have planned to enter into the office space. So far, we have been focusing on residential, premium residential," K T Jithendran, Managing Director and CEO, Birla Estates, told businessline. The company is evaluating locations for the expansion, with Mumbai as its first market and Bengaluru among the cities under consideration.
The proposed entry will build on the company's existing commercial real estate portfolio in Mumbai, which comprises Birla Aurora and Birla Centurion. The two properties generate annual lease rentals of about ₹150 crore, providing an existing foothold in the office segment as the company explores a larger presence beyond housing.
The move comes amid sustained demand for office space in India, including from companies seeking flexible workplace arrangements. Office leasing across the country was at 37.9 million sq ft in first half (H1) of 2026, according to property consultancy JLL.
Key markets
For Birla Estates, the proposed foray would add a commercial leasing business to its predominantly residential portfolio. The company has delivered less than 2,000 apartments since 2016, and has been expanding its residential presence across key markets, including Mumbai, Bengaluru, Pune and the National Capital Region.
Birla Estates reported sales bookings of ₹8,136 crore in FY26, compared with around ₹8,000 crore in the previous year. Collections rose 23.5 per cent year-on-year to approximately ₹3,342 crore. The company launched eight projects across the National Capital Region, Mumbai Metropolitan Region, Bengaluru and Pune during the year. Additionally, the company has a pipeline valued at approximately ₹74,000 crore, with planned launches worth ₹9,600 crore slated for FY27.
Bengaluru remains a key market for the developer, which is looking to expand along the city's growth corridors. However, Jithendran indicated that the company was still evaluating locations for its office business and had not yet finalised Bengaluru as an immediate launch market.
The timing, scale of the initial Mumbai launch, and investment planned for the managed office business were not immediately available.
