Trehan IRIS will develop a senior living project in Gurugram alongside a commercial project in Noida. The group also invested Rs 400 crore in the IRIS Broadway Greno West project. Aman Trehan said, "Greater Noida West has a young, aspirational community that has had to travel for its best shopping."

Trehan IRIS will introduce a senior living community in Gurugram, complemented by a commercial landmark in Noida. The ambitious IRIS Broadway Greno West project in Greater Noida West has secured an investment of Rs 400 crore. Aimed at a vibrant young population in the area lacking adequate retail and entertainment options, this mall is projected to attract large crowds and foster substantial annual revenue.

Realty developer Trehan IRIS plans to develop a senior living project in Gurugram and a commercial project in Noida as part of it's expansion plan.

The group has invested Rs 400 crore in developing IRIS Broadway Greno West (IBGW), its, 1 million sq ft development on a 3.4-acre site at the Ek Murti roundabout in Greater Noida West

IBGW will be operational in the first quarter of 2027, with its Occupancy Certificate expected shortly. That will be within four years of the project's RERA registration in May 2022.

Trehan IRIS has led the leasing of the mall and will manage it as a single destination, with the brand mix, operations and visitor experience overseen centrally.

"Greater Noida West has a young, aspirational community that has had to travel for its best shopping, dining and entertainment. IBGW brings all of that home. With a 25,000 sq ft atrium, international brands as anchors and a retail mix curated floor by floor, we want this to be the place the whole community chooses, every weekend and every celebration," said Aman Trehan, Executive Director, Trehan IRIS.

The project is designed by Benoy, the UK practice behind Ferrari World in Abu Dhabi and City Walk in Dubai. Cross Works (UK) shaped the retail experience, Uncommon Land (UK) the landscape and atrium, FCD (Vietnam) the facade and Secure Parking (Singapore) the parking.

A 135-room Courtyard by Marriott, the first Marriott-branded hotel in the Noida region, will offer two banquet halls for more than 2,000 guests, an all-day restaurant and a pool deck.

The Omega tower will add

Grade A offices with a business centre, gym and terrace restaurants, bringing a weekday workforce to the mall's doorstep.

Greater Noida West is one of the largest residential belts in Delhi-NCR, but organised retail has not kept pace with its growth. Opposite the proposed metro station and linked to Noida and Delhi by road, IBGW is expected to draw 25,000 to 35,000 visitors a day at weekends and about 15,000 on weekdays once fully open.

IBGW is expected to generate annual consumption of over Rs 580 crore in its first year of operations, rising to around Rs 700 crore by the second year.

"We have been building in Delhi-NCR for over seventy years. At IBGW we have combined that discipline with the best global retail designers. We retain the leasing and management of the mall, so we will stay accountable for the experience of every shopper, every brand and every investor for years to come," said Abhishek Trehan, Executive Director, Trehan IRIS.

IBGW is one of three flagship projects for Trehan IRIS. The others are Omara in Sector 80, Gurugram, a Rs 1,300 crore project positioned as India's first luxury wellbeing residences, and an upcoming mixed-use campus of Grade A offices, alfresco dining and retail in Sector 140, Noida.
