Brookfield Asset Management said it has committed ₹4,300 crore ($444 million) to acquire and develop ESR India's portfolio in its first deal for warehousing-focused real estate in the country.

Brookfield will acquire eight industrial parks, spread over 400 acres across Mumbai, Pune, Delhi-National Capital Region, Chennai and Calcutta, the firm said in a statement Wednesday, adding that as much as 98 per cent of the space is leased to tenants operating in the logistics and industrial segment.

ESR India will continue to manage the portfolio.

The deal reflects growing appetite for warehousing space across top Indian cities. Industrial leasing in top eight cities rose 12 per cent to 22 million square feet in the first half of 2026 on the back of sustained demand from e-commerce, automobile and third-party logistics firms, said a July report by Colliers.

As many as 40 per cent of the tenants are seeking space larger than 200,000 square feet.

This demand is attracting a wide array of investors. Alta Capital-backed Logicap Management Pte acquired Xander Investment Management's warehousing assets for ₹1,500 crore in August 2026.

Last November, a Canada Pension Plan Investment Board and IndoSpace joint venture acquired six industrial and logistics parks for ₹3,000 crore.

On the deal, Ankur Gupta, deputy chief investment officer and head of Asia Pacific and West Asia, real estate at Brookfield, said, "Our market-leading presence across India's office and hospitality sectors provides a strong foundation to deepen our real estate footprint and expand into the logistics and industrial sector."
