സരോജ് പോദ്ദാർ ഗ്രൂപ്പും കെവെന്ററും ചേർന്ന് ബംഗാളിലെ ആദ്യത്തെ റിയൽ എസ്റ്റേറ്റ് എഐഎഫ് (AIF) ആരംഭിക്കുന്നു. കൊൽക്കത്തയിലും ഡൽഹിയിലുമുള്ള പാർപ്പിട പദ്ധതികൾക്കായി 600 കോടി രൂപ സമാഹരിക്കാനാണ് ലക്ഷ്യമിടുന്നത്. സെബി നിയന്ത്രിക്കുന്ന ഈ ഫണ്ടിലൂടെ 18-22 ശതമാനം വരെ ആദായമാണ് നിക്ഷേപകർക്ക് വാഗ്ദാനം ചെയ്യുന്നത്. സംസ്ഥാനത്തെ റിയൽ എസ്റ്റേറ്റ് വിപണിയിലെ പുതിയ ഉണർവാണിത്.

Saroj Poddar Group and Keventer are set to launch Bengal’s first real estate-focused alternative investment fund (AIF), targeting up to ₹600 crore from investors as optimism over the new government rekindles interest in the state’s property market. As sponsors, the two groups have committed ₹80 crore in the category-II AIF, which will exclusively invest in residential real estate projects that Poddar and Keventer are developing jointly in Calcutta and Delhi.

“This is the first AIF to come up from Bengal in the real estate sector. We have received good response from family offices, HNIs from Mumbai, Delhi so far. It is a reflection of the interest generated among investors in Bengal’s real estate post the state election,” Mayank Jalan, chairman & managing director of Keventer, said.

AIF is a privately pooled investment vehicle regulated by Sebi that collects funds from domestic and foreign investors. While the sponsors are assuring 15 per cent gross internal rate of return (IRR), the target is to go up 18-22 per cent, Jalan informed. The minimum investment in an AIF that the sponsors are proposing is ₹1 crore. However, the average investment in this particular fund is ₹5 crore, while the biggest commitment so far is ₹25 crore.

Jalan said Keventer-Poddar Group is developing over 10 million square feet of residential projects which will be progressively launched from the next fiscal. Plans are afoot for townships in Batanagar, Rajarhat among others.

The launch of the maiden fund marks the first step in the sponsors’ broader ambition to build a professionally managed institutional real estate investment platform, combining Saroj Poddar Group’s institutional governance with Keventer’s real estate development and execution capabilities, the sponsors said in a statement.

Akshay Poddar, promoter, Saroj Poddar Group, said the evolution of the regulatory framework, including Sebi’s recent measures around scheme launches, governance and fund lifecycle management, is helping strengthen the institutional architecture of the asset class.

“In partnership with Keventer Group, we aim to build a platform that combines disciplined capital allocation, robust governance and long-term alignment with investors.” Poddar said.
